What this service is
Almost nobody slips in the middle of a parking lot. They slip on the walkway, at the entrance, on the step up to the door: the narrow surfaces a plow can’t reach, that get missed when the lot is the priority.
Those surfaces carry your foot traffic and most of your risk. They’re also where a property looks maintained or doesn’t: a spotless lot with a snowed-in front door still reads as neglected to everyone walking through it.
We clear sidewalks, walkways, entryways and steps using small tractors fitted with snowblowers. A blower throws the snow clear of the walk rather than pushing it into a windrow along the edge, which is what leaves a narrowed path and a ridge that freezes solid by morning.
Our process
We walk the property before the season and list every pedestrian surface, main entrances, side doors, connecting walks, steps, the path to the dumpster your staff use at 6 AM.
We agree what’s in what’s included in writing. Sidewalk work is where scopedisputes happen. Being specific in October prevents an argument in January.
We clear on the same trigger as the lot. Sidewalk clearing runs on the same one-inch or two-inch trigger you choose for plowing, so the whole property is done as one job.
We clear right to the edges. A narrowed walkway pushes people onto the untreated strip alongside it.
We follow with ice control on the same visit, because a cleared walkway that freeze agains is more dangerous than one still under snow. It looks safe.
What affects the price
- Total total length of walkway in what’s included
- Number of entrances and doors - each one is a separate stop
- Steps and level changes - slower, more careful work than flat runs
- Access - walkways a tractor can reach cost less than tight runs
- Obstacles - railings, bike racks, planters, bollards, outdoor seating left out for the winter
When to schedule it
With your plowing, on the same contract. Splitting lot and sidewalk work between two contractors is how walkways end up cleared at a different time than the lot, or not at all, because each side assumed the other had it.

Is sidewalk clearing included with plowing?
It’s part of our full-service contract, on the same trigger depth as the lot. We quote it explicitly so there’s no ambiguity about what’s covered.
