Parking Lot Snow Removal in Bismarck, ND

Your lot clear and open before the first customer arrives.

What this service is

A parking lot is the first thing anyone experiences about your business, and in January it’s the thing most likely to turn them around. Customers who can’t find a stall leave. Staff who can’t get in are late. Deliveries reschedule. And every square foot of that lot is a surface you’re responsible for if someone falls on it.

This is whole-lot service for retail, office and properties with several businesses across Bismarck, Mandan and Lincoln: plowing the drive lanes and stalls, clearing entrances and approaches, salt sand for traction after every plow, and keeping the piles somewhere that isn’t costing you parking.

The measure of success is simple. When your doors open, the lot works.

Our process

  1. We build the plan around your opening time. A medical office opening at 7 and a restaurant opening at 11 get scheduled differently. Your hours set ours.

  2. We clear stalls to the line, not to the middle. A lot plowed only down the lanes looks done and parks half as many cars.

  3. We keep disabled parking spaces and the marked aisles beside them clear. These are the first spaces to get buried by a careless push and the ones you can least afford to lose.

  4. We clear and come back through a long storm. Rather than sitting on one property while a storm runs, we clear it and return, so no client waits out an entire event before seeing a truck.

  5. We keep piles off your parking. Snow goes to mapped spots where we pile the snow. When the piles start eating stalls, we relocate or haul them.

What affects the price

  • Stall count and total area - the main driver
  • Your opening hour - earlier finish times compress the whole route
  • Tenant mix - a property with several businesses with several opening times is more complex than a single business
  • Stacking room on site - a lot with a spare corner is cheaper to service all winter than one with nowhere to put snow
  • Layout - islands, cart corrals, drive-throughs and loading zones all add time
  • Traffic through the storm - a lot that stays full is harder to clear completely than one that empties overnight

When to schedule it

Before the season, alongside the rest of your winter plan. If your property has multiple tenants, get their opening hours confirmed before you sign. That schedule is what the whole service is built around, and changing it mid-season means re-cutting the route.

Planned before the season, not during it

A lot that clears well in January was planned for in September. Where the piles go, which lanes stay open, which entrances get treated first - we walk it with you before the season, so the first storm isn’t the first time anyone thought about it.

Questions

Questions we get asked

Short, plain answers. If yours isn’t here, call or text (701) 390-0630 and just ask.

Will the lot be clear before we open?

That’s the commitment for contracted properties. Your opening hour sets the finish time and the route is built backwards from there.

What happens if it’s still snowing at opening time?

We clear your lot, move on to the next one, then come back round. That way nobody sits waiting through the whole storm before we show up.

Do you handle accessible parking and access aisles?

Yes. They’re part of the standard clearing plan, not an add-on.

Can you service a lot with tenants that open at different times?

Yes. We build the priority order around the earliest opening and work through from there.
